Point #1 is absolutely critical, imo. Nashville could be taking a huge risk with their own finances by matching. With a lockout looming, it's very much possible that they wont give up all that money up front with all the revenue that would be lost to a lockout.

I think Holmgren realized that it was now or never. The fear of a lockout could be huge leverage here.
