Yeah, I keep looking at houses considering we pay almost $1100/month for our apartment, but we just can't afford it right now, plus paying down our debt.

i just don't see the appeal of a house..after living in my current 'luxury' apartment for a few months, i cant see myself leaving. i suppose its different if you have a big family, but for me and my gf, apartments (and possibly a condo in the future) will be it.

Yes it is. I just have to keep paying down my own CC to make my payment/debt ratio look better to the banks. My credit rating, surprisingly, isn't in the ******* and will only get better as I pay off the other one.

Exactly...my credit rating is great, I just need to pay stuff off (and hope Tony finds as job as well because unemployment doesn't count as income).

Indians are somewhat used to the infrastructure being unreliable. Roads are bad over much of the country, rail and bus service can be spotty and always overcrowded, traffic is awful in the big metros, and rolling blackouts are not uncommon. But it's never been like this before.

You sure can get a house for under 80k in New Jersey... if you want to live in a place that looks like this:




(Took those pics from a listing in Paterson. You could have this beauty for $45,000 plus repairs, utilities, hospital bills, replacing car after car... and so on.

The housing market right now is bottomed out.... but to be honest I don't see how it's going to start improving. I do a lot of appraisal work with multi families in the Elizabeth-Newark-Irvington-and so on area... and older two families were selling in the 400s in 2006-7 and now they are in the 200s.

Renting an apartment is cheaper in the short term and sure has less of a commitment but you don't own anything. You are just throwing money at something and you'll never get it back. If you have good credit and have a good agent (hire me!) you can find a house in a price range that will actually have you paying less for mortgage + taxes compared to what you could pay in rent for a $1,500 apartment.

Sell at the right time and you'll at least get something back.


Mike, for $200,000, I can definitely find you something. Only thing is, don't assume you have to put 3.5% down. That's for an FHA mortgage and most banks have VERY VERY strict guidelines. But I am 100% confident I could either find you a fixer upper in a not so bad area for 200... or a 1/2 bedroom condo that needs no work in a decent area.

For a couple without kids, however, the best place you could live is a rental in downtown Jersey City or Hoboken. The rent is more expensive... obviously. I know of a couple studio apartments going for $2,000 plus in downtown JC... but if you look hard and get lucky, you could find a nice place in between 1,000-2,000. Location-wise you can't beat it. Walking distance to shops, bars, restaurants, NJ Transit Light Rail, PATH... Getting in and out of NYC for $4 after all is said and done on the PATH is unbeatable.
