Chuck,

you said you have a french drain? Check where the pipping leads to in the yard, or wherever it pumps the water out. Our basement flooded a few times even after my parents installed the french drain, because where the exit for the water to pump into the yard was too close to the house, so it would get pumped out, then just come right back in.

Also, your actual pump might not be large enough (non sexual innuendo) for the size of the basement. I know my parents ended up replacing that too because they needed a larger one. Since then it's been great. No water in 3 years!

There's a gigantic steel tank of sorts buried deep in the backyard where the downspouts and exterior drain lead to. It's sitting on a huge gravel bed and the yard drops off a little into the woods just behind that as well. I can't see that seeping into the house though, cuz I would have an ocean in the cellar. I hope that's not the issue anyway (it has crossed my mind)

I actually don't even have a sump pump, just an open pit with the interior drain emptying into it. The pit has never even seen water, leading me to believe the water is not coming from below the basement floor.

I have seen case of pumps getting backed up and not having the power to get it all out and away from the house, just like you described. It's a nightmare. I feel like my situation is more of a brainteaser than anything else at this point.

This is actually an extremely good point, and one that I NEVER would have even thought of.

Thankfully the house I just bought has conservation land directly behind me, so I won't have to worry about all the trees getting cut down.

My Bart Simpson clone of a neighbor threw a snowball at my car as I drove by. Had the window down maybe 4 inches. Long story short, that lil bastid has great hand-eye coordination.

Westborough to Leicester took me nearly an hour and a half. Usually takes all of 35-40 minutes.
